While I might be new to this particular market, my roots in real estate run with a history of commercial real estate investments in India.Currently, I have my sights set on the Hartford market.

I usually do a test run of my taxes in November so that I have time before 12/31 if I need to make any moves, so at least I know what I can count on at the bottom level, since I already know my bracket will end up being at or above 24% this year.

I'm not saying it's impossible to get small, value-add MF in the Southeast, but I am saying that most people I talk to have no idea what they're up against and often have unrealistic expectations of what they can buy here for the money.

I even have a mixed use property I’d like to throw in if any lenders can get that creative, but that one’s not a deal breaker.I currently use several DSCR lenders for my BRRRR’s, but the 2 main issues I’m running into on this portfolio are: 1) unable to finance the rural properties, and 2) unable to finance the mixed use.Thanks!!!

Lots of realtors on here BS your returns but thats the truth your not going to make money buying using a manager at 25 down in 2024, its just not happening unless you pay cash. 

Are there cons to building a new modular 4-plex vs buying an older more run-down one that I am not considering?

@Chet Freeman, I've interviewed hundreds of investors in all of the platforms, including the hard money loan platforms like Fund that Flip.

The summer would make the most money and I would have missed this summer’s income since I haven’t purchased the STR yet. 

Are they intentionally seeking out housing for them and their kids that all kids to ride bikes on the street and run around the neighborhood?
