Depending on the size and your location these number may not apply but locally to do a termite bait/spray generally in the 200/300 range for a 1,200 SQFT property.

Is it better to focus on 1-4 unit properties, small commercial (5+ units) with our own equity, or mid-size commercial (50-100 units) with partners.

Attached is an estimate from a local general contractor and I'm just curious how this sizes up compared to other estimates you've all seen - and if we'd be better off managing the project on our own and sub contracting specific parts out.

My suggestion was to start using the home -which actually serves to preserve it, whereas leaving a home empty an unmaintained results in steady decay. 

There is also barriers to pouring cement as the only entrance to patio from outside is through the standard size door through garage.
