Good Morning BP,As Tax Season approaches, and this being my first full year of real estate investing, I realize that the one task that I personally am absolutely am horrible at and hate doing is bookkeeping.  

Then we both know it’s awesome and you should keep those...But you need to study the market to understand seasonality.

Many of us are seasoned landlords, who facilitate cash-positive investments, that dont default.  

Would love some insight from seasoned professionals & what your outlook is towards the future of these two service industries (MLO's/LO's+Realtors) - Everyone also likes to save money & desire instant information, with technology, there is a much quicker turnaround time....

Ohio winters can be brutal.Projected Repair Cost - $10,000Home is 5 minutes from a major private university, and 5 minutes from a major seasonal tourist attraction.  

-if you can get references of roofs that he’s done that are a couple years old (talk to those customers and you can get an idea as to how they have held up for a couple seasons)- See if he can throw in a manufacturers warranty GAF has an excellent warranty program that might be valuable if you have any issues down the road

As a side note if they have only been making six months of payments I do not consider that a performing note - it is a Reperforming note with minimal seasoning and I would not bid as if it had 12+months of seasoning

I'm seasoned in the Single Family Home market and am very interested in moving up to MHPs.

If we are buying with our own cash and just need a few weeks to get the property to bankable condition,  are we pretty much limited to 6 month seasoning before we can get a cash out refi based on appraised value?
