If you plan on doing business in many provinces in Canada I suggest incorporating federally (you can do it online through the corporations Canada website for $220 including your NUANS search) and then registering in each province.

I don't know too much about what you're asking, but it seems that having a license would be helpful only because you would have MLS access, and could then do your own searches without the help of another agent.

Any agent searching the MLS will not think much of a property that pays 1. 5%.

People that look for real estate in a certain area are either in that area or look for websites featuring listings from that area.The real estate websites are all powered by their respective Board of Realtors MLS feeds.So even if you have website ranking first for a competitive search term (Aspen Real Estate, if your property was in Aspen) you would still miss out on the 100's of website from local real estate agents that could feature your listings.If the project is big enough it could work to just focus on web advertising with pay-per-clicks on the major search engines.

If so you can usually find closed sales by searching in the same subdivision or Section /Township/Range.

In the Los Angeles MLS there is even a search criteria that is the commission.
