Tehre is a six year study out there by the NAR showing that something to the effect of 94% of FSBO's eventually end up lisitng with an agent, and listing with an agent can NET you about 11% more than selling FSBO.

Commercial Proeprty Owenrship and Management --is lot differnet than SFR -- Risks are greater and rewards are greater Need to ahev Long Term Busienss Plan and Strategy- State or City - area of twon, type of property etc -- then do feasibility study -- population, income, age group, traffic counts etc- In Atlanta --there are many retial Centers available -- some vacant and some occupied-For example --have a Bank REO -- 80% occupied for $2.7 million -- 50% original mortgage -- Give some more thoughts and decide which direction to go -- Retial, Office Buildings, Office Condos, Warehosue - Distribution,Hotels etc --

This is not based on any scientific data, just my observation from looking at other CL ads and talking to tenants.Also, the property with separate utilities commands a higher price than one with utilities included, so there's more financial incentive at the back end when you sell.

It helps you solve Interest/Rate(cap rate)/ValueWhat had happened was is that I have studied a lot since I don't work a traditional 9-5 and the questions in the test were the exact same questions and answers as in the study guide.
