I am very glad that I did that, because we do all our screening through Appfolio, which uses Experian for credit checks, and we also report to Experian Rent Bureau, which records lease dates, owed balances, and also can help boost or drop a credit score based on the tenants payment history.

The good thing about apartments is that the closing date is usually 30 to 90 days out giving you more time for due diligence.

@Jon Holdman They paid for the house for me knowing that they would be selling it to me as soon as I could get a loan (about 2 years from purchase date) for the same amount they paid.

The franchises will have in their agreements that re-imaging has to be completed by a certain date and time.It's not only chairs but lighting, counters, and a whole bunch of other requirements.

Posting the notice is essentially just a reminder to the tenant that they have to pay or face consequences - you don't need to wait until the end of the notice period to file an eviction, since it will take 3-4 weeks after you file before the court date anyway.
