I am in Missouri right now staying in cheap hotels for work, I got out here a month or two ago and the plan has been to buy a property, preferably a duplex.I did pretty well selling solar last year and have saved up some cash to use as a downpayment for the first property.

Or also tax planning, specialty tax credits, etc.? 

I would focus more on going to meetups, saving money, and learning, before jumping too soon into something with a hard paydown vs. incoming income and no savings.

It actually seems to be a great concept...I plan to give it a try.

The issues get a little deeper, but the key takeaway is that careful planning is very, very important.

You are trying to take shortcuts today to save a few dollars and that is more likely to cost you a lot more down the road.
