Given that I've been involved in well over a thousand of my own probate deals and gave needed to use QTA to clear title in dozens of these, I can tell you from experience that it's a long tedious and expensive process here. 

Here in Tucson, there was a big PM company that folded last year because it turned out that their accountant or internal bookkeeper or one of the partners had over time stolen several hundred thousand dollars in owner reserves, prepaid rents, tenant security deposits, etc.

Not in LA or Bay Area or Chicago NYC were those numbers are common place.be careful would be the best advice I could give it could be just a big white elephant. and any remodeling done on a house of that scale will cost hundreds of thousands to do it right.YOu may just want to tie it up and flip it for a fee make a quick 50k or so...

Now there are some that would say they're not a Guru because they're not charging thousands for their time. 

When you get into higher end homes you are asking people to drop tens of thousands vs a few thousand. 

I know of a couple hundred thousand men and women getting shot at in the defense of our political system.

People get roped into spending thousands to get advice from an "expert", when in reality the guru is making more money giving advice that actually practicing the business. 

For the latter two, we did raise the rent, but we also put several thousand dollars in rehab in each house and provided superior customer service.
