If you are ok with spending the majority of your money on a down payment for a property now with the possibility in 10 years it will appreciate to make you some money then it’s ok.  

My 5 year goal is to make enough in passive income to quit my job in order to spend more time with my two kids, travel more, and secure retirement. 

They're only about $150, but, they deal with recovery of judgments, and their reviews aren't filling me to the brim with enthusiasm in their product.Any suggestions?

Most people here on the forum will disagree with me but the time you will spend vetting Turn Key companies could be spent learning the business to become a better investor. 

On this, I advise that you be careful in your spending.

Is it really worth spending an hour of your time to sell that piece of equipment with a resale value of 75$ or furniture that takes up 8 square feet and sits around on craigslist for 3 months before it sells?

However that didn't include the 3rd party of the tenants. your second scenario makes sense and if one doesn't review the statement/deposits each month can't blame anyone but themselves.I'd imagine the tenant would just stop paying rent altogether if they were "forced" into paying a late fee each mo... and owner would notice the now stopped payments from PM.
