If I reserve a name officially, can I use that even if the rest of the process is not finished?

Your idea of gradually raising the utility cost is logical-also review the rest of the market which I am sure you have done.

It's hard to offer this to your equity investors because you have hard money in first position and what you are trying to do now is raise money for the rest of the capital stack.  

The rest can stay in the door since they're all the same brand.If my spare set at home doesn't match up with a newly vacant property I can have each lock rekeyed for $5 a piece at my local hardware.

Some days I have to take a step back and rest my brain....

When title comes through we will do the rest of the due diligence in the mean time we have control of the asset and can close on it if we choose.
