IF both of these go to closing (and there is still a whole bunch of DD to be done and financing to be finalized), that would put me at 49 "units", and get leave me 1 unit shy of my goal.Both deals have some shaky areas that will need to be explored heavily during DD; I'll post with updates.So, on a scale of 1-10, I would give myself about a 6 or so with respect to my commitment to doggedly pursuing my multi-family goal, but I'm hoping when I update this post in a month or so, I can say it's more like a 7 or 8 :)

If I was just starting out, I would do a short term gap funding or flip funding to watch and learn the process while securing my funds in a semi-safe environment.

In a rising CAP rate environment (just like in a weakening residential housing market), you can increase cash flows and still see a decrease in value of the asset.I call it out only so people always remember that math works both ways and the mechanics behind small residential and large multifamily aren't really so different - forces outside our control still dominate.

Opportunity Zones can be used to minimize tax payments or even reduce to zero.Opportunity Zones were created under the TCJA to; Allow U.S. investors to defer all 2018 capital gains for eight years if the profits are reinvested and held in an Opportunity ZoneLower the amount of capital gains taxes resulting from the sale of a capital asset by 10% or 15% if the proceeds therefrom are held for five or seven years, respectively, in an Opportunity Zone project.Provide for a full exemption from capital gains taxes on all future capital gains on the invested funds if an investment is held for ten years following investment.
