Since then there've been worm farms, chinchilla ranches, day trading systems, stuffing envelopes, get paid to take surveys, chain letters, Hollywood director's boot-camp, write a bestseller in 30 days seminars, start your own website re-selling crap, and so on and so forth.Soon, hopefully, this bogus dream of fast and easy money in wholesaling will also die down.

It will depend on the apps of course - but if you can relate what the ipad and itunes did for managing music to what an iPad could do to organize your investments then hopefully you see that it could be a "game changer".

I have them fill out a short sale package including a sales contract which gives me the right to re-market the property on the MLS and resell the property for profit.

The company is closed with the property being transferred in his name.Another way is to transfer the property to a non-profit housing organization and finance the deal to them.

The homeowner is owes 300k to on a first mortgage and they are behind on payments and the current FMV is 150K.A company offers to come in and purchase the note from the lender at 75% of FMV and then re-sell the home to the homeowner at 95% of FMV with the home owner re-financing into a new loan.Is this legal and if it is, what has to be disclosed to the lender?

Add this to the fact that once they have the DIL they do not have to worry about forensic audits, predatory lending lawsuits etc - and while these may not be very common or successful - the DIL makes it one less potential risk.Last thing, A lender can now pull together a package of 1000+ homes, lease them out with property management, and re-sell the package to secondary investors on wall street that are buying cash flow (with potential capital gain over the next decade)- never know this may be the strategy!

I've been reading some info about insurable and marketable titles, but I'm not sure I clearly understand the difference and how it would impact a person if they bought the property and tried to re-sell it.
