All successful people talk about the importance of having a mentor(s) in their bussiness that Mentor(s) gave them from allready being in that business.Always remember that you need to do a math analysis and try to look at subject prospective properties before you make an offer or at least have a clause in the sales contract that allows you the time (usually 10 to 15 days) to make a detailed inspection of the subject property without a penalty that will hurt you too much.

Stay under control of things you are responsible for.Always remember to do the math analysis and try to look at prospect properties before you make an offer or at least put a ciause in the sales contract that allows you to make a detailed inspection and possibly back out of deal without a penalty that hurts you too much.

This refinance is with a private lender and as @Stephanie Potter mentioned my credit did play a factor, it recently came down a bit because of all the expenses :(  and they are only looking at my score to qualify me, and by the way I did contact your company but they could not help me, don't remember what was the reason though.This refinance or finance would be an adjustable rate loan after 5 years, and if I was to go this route I would probably refi again after 5 years.

For one, you have to remember you're the one with the solution to the problem, you're the BUYER (or you're connected with the buyers), you're the one that has to decide if YOU want the deal or not..I'll take it a step further to even say the seller should be making you the offer, I personally never make an offer, I always ask: "What's the best you can do knowing that I can do XYZ and provide (insert services here)?"

As you feel more comfortable down the road you can squeeze by without them but just remember if you have contracted work being done and an inspector drives by and sees it he can fine you for not filing.

But after all that, we still smell a bit of the curry, and wondered what we should do.We have open houses coming up, and one thing I remember was high gloss enamel paint gives off a strong odor that lasts a while.
