We rent it out now and own another home right across the street that we owe more on but they both appraise at the same amount, however we plan on keeping the second one we bought (unless given a solid reason to not keep it but so far nothing has made sense for that)Our goal: to put 200k into as many reliable streams of income but not overwhelm ourselves with too rapid of growth to quickly or at least manageable growth.

Exactly what I was thinking, I could probably build and have equity in it from the start if I can find a reliable contractor and good plot.

I agree with @Robert Wentland that this is not the last time you will encounter this in Oregon...It is up to you to decide if you want to evict a reliable long-term tenant for something like this, even if they are choosing to do it outside and not in the actual property.If it comes with a lot of disturbances (friends over having too good of a time and making a lot of noise), you could reference that as an issue.
