My 3 year goal is to build my portfolio to 10 rental properties.I have a lot of experience with contractors, architects, attorneys, bankers, regulatory agencies and real estate agents from my restaurant deals.

The numbers don't work at that price and neither does the market support it; they most I'd offer is $69,000.00 and cover closing costs.

I have seen a few properties that looked close to turn key but they were listed for retail and the current rent didn't support listing price.

Also, not sure which would be more advantageous in my market or even which neighborhoods would support the different types of strategy. 

I would do more research on why the builder gave up (likely the market can not support new construction).

Surprisingly my wife is being supportive.

I'm able to Create Value, Take Risk, Change Lives and Feel Empowered....But Most of All support others who consider taking the leap...I started with SFR in 2005 while still working my Corporate Job, but after the 3 property, I was Hooked..What motivates you?
