There are fewer seams for water to seep through and the corners will be held in place by the baseboard around the perimeter.But to answer your question, you could probably just take pointers from a regular ceramic/porcelain tile video.

The price on the shelf might be cheaper at one of the big chains,but in my experience,if you are a regular customer at the smaller building supplies,they will discount everything you buy.Go into HD and ask them what kind of deal they can give you on something and they only have the authority to sell it as priced.The other guys will cut you a deal to keep your buisness.

The difference is an interest rate of ~4.2% vs. commercial loan of 6-9%, which is a pretty huge deal when you consider a 4-plex would fall under a regular mortgage at 4% or less potentially.I see where you're driving with this though as to creating equity and utilizing that later.If anyone knows about SBA regulations for investment property (especially for Oregon) I'd still love to hear it :)-Joe
