The danger of posting in a public forum is that you will get lots of opinions but not always informed, accurate and useful responses.I agree with @Jay Hinrichs.The primary issue at hand is that you need a seller who has capacity, power and authority to pass marketable title to you.

You still have to work the plan, but you should get a plan that if you follow it, you will get results.Avoid the guys that give you general instructions and leave it up to you to figure it out.I know that's general, but I don't want to name names one way or the other in a public post.
