It is important that you have your tax and legal advisors review any proposed transaction before proceeding.

They enacted legislation a few years ago that now requires taxpayers to report each year to the California Franchise Tax Board as to the status of the property.  

I would suggest posting proposed terms, construction budget, address, deal specifics(sales price, cost, etc) and your background.

That is another situation in and of itself.Your proposal to basically double the tenant's rent IMO is basically telling that tenant "F___ you, you're not wanted here any longer" - so don't be surprised to soon thereafter have a vacancy.
