I don’t see why you can’t get some quick patch and maybe some seal coating.

If you win the bid, you have to get your paperwork and funds in quickly or they can withdraw the offer.   

Once you have done a few of these you will have nice tight numbers for the whole process that allows you to know quickly if a property your looking at will fit your mold.

So here is a quick run down of a property I am looking at. 

Having not known everything I had learned in the previous year from Bigger Pockets and getting to know my market by searching so meticulously, I highly doubt I would've had the confidence to pull the trigger so quickly. 

Looking at the zoning ordinance quick, the RN zone allows for single family, duplex and attached dwelling units.

Anyways when doing lease options deals I’m looking for sellers who are highly motivated aka they need to sell as quickly as possible.

That way I can get it filled quickly.

2) I am looking for recommendations to quickly move IRA funds from Vanguard into a Self-directed custodian.  

Looks like Natalie doesn't have any openings until August we have an offer out on a property so we need to move quickly on our structure.
