Long leases only benefit the tenant....it may make you feel "warm and fuzzy" inside thinking you have them locked in for multiple years, but the bottom line is tenants will leave when the want/need to.....and you may have a case in court, but you will rarely see that $$.....And when that tenant becomes a nightmare, its a much bigger burden for the landlord to have a justifiable reason to break the lease...one that would hold up in court.So ALL the benefit really goes to the tenant.....not the landlord...so I don't see the upside at all....in fact I only do M2M...... worst case is I give them 30 day notice than I'm not renewing.....
