Schwab has some tool like their intelligent portfolio that you can use for free.could also roll it into self directed IRA and invest it in real estate....but I like the diversification of having some money in the stock market.

(Also to find agents and brokers in your market, Bigger Pockets has a great tool for that on the website, outside of that use Facebook groups; just search “your city real estate” and you can likely find a lot of locals in the field who you can reach out to.)
