David P. What insurance company do you use for short term rentals?

Go figure...I'm so use to being advised that when my property suffers minor damage from such things as weather related events, I should just pay out of pocket for repairs and not report it to the insurance company but my husband thought we should contact our agent and make sure that would be the case when a guest experienced a minor injury.

I think staging is a waste unless the home has a problem layout, but I do keep an assortment of faux plants handy as I've found a simple orchid and guest towel in a bathroom or an arrangement on the kitchen island next to the brochures seems to add a comforting element in a vacant house, and it's much less expensive than staging.
