One big advantage of that is that you can more easily deny nuisance tenants who claim their pet is some sort of service animal, but have no certification of that except a certificate from an internet site.

Consider in advance what your policy will be regarding smoking and pets.

If you are very concerned about pets at this location, limit the number of pets to 1 and limit by weight. 

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

@Cristian Rivera Before you advertise, be sure you've narrowed it down to your criteria of what types of people you're targeting (i.e. smoker/non-smoker, pets/no pets, etc) and how many people (i.e. one person, two people, etc).
