The point, the screening of tenants didn't allow it to be filled because of several factors like pets (sorry I just don't allow them from previous experiences that I stand by), a potential tenant wanting to pay a smaller amount now for a few months and then the price I set, and other potential tenants that I have no idea why they didn't choose to rent.If the area you are looking at is highly rentable then it's one less thing to think on.

Having said that, I am working with a multi-store chain right now that just overpaid for a parcel....is paying through the teeth for construction.

I am completely and utterly un-researched in this area, and only know from Bigger Pockets posts and Marketplace radio pieces what the official word is, BUT -- I look around the IP - "inside-the-perimeter" area of Atlanta at all the ginormous apartment complexes going up, 4 within a square mile of the Decatur town square alone -- and I think I'll stick with the fringe area SFRs with yards, and allow pets.

For fourplexes, the demographic seems to be people who are moving out of apts because they have very young children and want a small yard for a pet, but dont have the capital or credit to purchase.
