Hi Sara, Ultimately, the decision to keep the property as a rental or sell it within the 5-year window will depend on a combination of financial, market, tax, and personal factors.

There was no offer date (many of the other properties we were looking at had offer dates), but there were three offers on the table at the time that ours went in.

Here is one I added to this list specifically resulting from this transaction:      Are there any persons or pets presently living in any of the units that are not included in the lease agreements?

That all revenue generated would have to stay in the company and couldn’t be used for personal things.I’m trying to find a way to use my God given talents and the only one I seem to have is in Real Estate hahaha.

I'm going to go against the grain here as I often seem to do...I personally hate the traditional turnkey model.

Personally, I don't consume my cashflow so I have had reserves when I needed them. 

House-hacking today often has to rely on much greater lifestyle sacrifice than what I personally did 10 years ago, and requires strategies that would make me uncomfortable like rent by the room, or using local laws that allow Short-Term rental only for owner-occupants. 

Nice part about SMR is they accept money orders (which we know many MHP tenants like).Never collect rent in person.  

Personally, that far out I would float.
