Tell them if they aren't happy, they can give you notice and break the lease with no penalty and move out at the end of the month and you will find a new tenant.

The first could have 1 to 2 years of back payments accumulated over time from making a payment one month,then going for a loan mod,then going for a short sale,or filing a BK.Over time they could be tens of thousands behind and then you add in penalties,fees,and interest,back escrow,and attorneys feed.Now the principal balance on the first has ballooned up really big.

I have always suggested taking the longest amortization possible, so long as there is no pre-payment penalty, since you can schedule payments to payoff debt at any time.

However, I still suggest you obtain an EIN on the IRS website in order to protect your SSN.Also, the deadline was Jan 31st, so you're late and subject to the IRS penalties and potentially to your contractor's fury.
