Don't expect upfront cash flow because you will be:1) Occupying one of the units 2) Putting low money down which means your monthly mortgage payment will be higher 3) You have to pay PMI (since you're putting less than 20% down, this gives the lender further security if you were to default) Start with house hacking and look at real estate as a long term wealth building strategy.

My question regards down payment sizing, I am wondering if it would be a bad idea to put a larger downpayment on a house to increase cash flow as me and my brother don't see our college years as a time where we can dedicate our full energy into finding/managing deals (and if we do we could always refinance to pull out our equity).

@Isaiah Cuellara house hack is not supposed to cash flow, it's just supposed to replace your rent payment with a mortgage payment that it the same or slightly lower.

They are looking to either keep it as a rental or occupy and rent out their current property.I understand the large risk of buyer non-payment and activation on due-on-sale clause.
