It's an as-is property so it's not conventionally financable, although we are willing to do a seller carryback if the numbers work for both parties.

i just closed a deal at oregon last week and i reside in illinois. just tell the realtor, loan officer where you live and they will find a title company near your place. and the guy from the title company will call you to schedule and meet up with you during the closing. and the guy will mail all the signed forms to the lender. after they receive it. the seller will sign as well and mail you all the final paperworks signed by both parties!

There are a lot of moving parts in this and with many options that really depend more on what the parties want to get out of it, as both @Karen Margrave and @Tim Hoffman have stated.

I know that real estate purchases have different contracts so it stands to reason that the same would be true for wholesaling.

An LLC is not a bad option, after a couple years banks will lend once they see the business is standing on its own.
