First time landlord here, three days into my first rental property and I can't get much action on my listing!

I'm new to BP and trying to build a team as I dive into more frequent and long-term profitable REI.I've been doing SFH rentals over the last 15-18 years, but it's all been very traditionally financed (ho hum, 30 yr fixed) and as such has limited my ability to invest more frequently, and grow a portfolio.I'm here to learn how to use more creative financing strategies (private money lending, Sub-to, seller financing) to acquire 2-3 units (duplexes, tri) and 5+ multifamily properties. 

It really depends on what goals you are trying to accomplish and the type of housing you are looking.My partner and I have our own construction companies that we work together and we've been helping clients to renovate to either flip or rentals.

My ultimate goal is to NOT be personally liable if someone is injured on the rental property. 

This allows you to meet the material participation requirements based on your combined activities across all the grouped properties.But yes, RE Pros still have to spend over 750 hours in real estate activities during the year (and more time doing this than anything else) to be considered material.

Hey all,I’ve recently acquired a 4 story, 5 unit building on a corner lot in old city Philadelphia.

When you have no equity and you HAVE to sell for whatever reason, you become a motivated seller.

I’ve learned a lot from Bigger Pockets, first time posting:I’d love to get some feedback on where to go from my current position.Background: we own two houses on a single lot in a residential neighborhood.  

I’m currently being put on my parents feed.Now, I want to get a loan to pay off their balance $45k, get a lower interest rate (and yes it would be lower, believe it or not theirs is 9% and has been for years) and pull money out for some debt at this point I only want to pull out $20k.Obviously, there is equity.What’s the best loan for this?
