I am currently rehabbing a brick house in a blue collar, low income (but definitely not warzone) neighborhood, and today I found out that there is hardwood underneath the plywood.

I don't remember where so I can't give credit where credit is due.ABCD1.Most would consider A class properties to be higher end rentals in nice suburbs.B class to be suburbs with mostly white collar or similar type of people.C class properties are blue collar workers or similar.D class properties would be in low income areas and ghetto's.Opinions will vary but this is how I class properties.2.Class A properties are newer and have the highest quality tenants.

While I have some "units" that rent for $15-20k (commercial), and some 'hip area' $1000/month studios, the bulk of my holdings is blue collar hard working Hispanic submarkets with a lot of $600/month type stuff.I'll need another 500 units likely.

Those rates of returns are usually 15-20% or possibly more.Also, I could argue that a first position loan on a single-family rehab flip in a hot market can be extremely risky and likely more risky than passive equity in a blue collar apartment complex.I personally invest in both selectively but I don't think it's fair to say one is patently a better investment than the other.
