If you have a "we buy houses" page already, I've seen several investors' sites which have the "buyer's list" functionality built in to that site, 2 birds with one stone.here's an example: dannybuyshouses.com (This is Danny Johnson's Page)here's a few sites from one investor in DFW area: allwholesaleproperties.com ibuynorthtexashomes.com birddogtxproperties.com ownatexashome.comas you can see, each one has a purpose, but they all tie into buying AND selling forms, delivered to the repsective inbox.For the record, I am in no way financially affiliated with either of these sites, just some I've noticed.

Those all have to be cleared up in order for the seller to deliver you a clear title.Now, if the seller says "hey, no need for a title company, we will just go down to the county and record the new deed" then you might well end up being stuck with old encumbrances.
