The seller can provide all the documentation in the world, but you really have no clue if they are making it up or not.The best signal I've been able to get regarding whether or not an inherited tenant is "good" or not is how well kept they keep the house.

Some counties in Virginia loves them because they have little employment so no big population increase = more burden on schools and the tax basis is very high because of the personal property inside of them so they pay a lot in taxesAs you mention need to be near a power source and I spent 5 years trying to get one approved in 30 acre parcel that the county wanted the site for something else - so they can be challengingTo get zoning approved

I do all of the work except for contract review by broker and they pay for the pm software and overhead of having a physical location for the brokerage (although rents collected and owner payments are all done online).

So that I find out doing my own calls to find out why the offers was denied even was just so close from asking price and Im willing to go with second offer, I found out that the place has reserve litigation issue and my agent who I rely on and keep emphasizing how we need to work smart dropped the ball again on me and didn't due enough diligence even he claims he knows how to do property searches etc etc which made me feel its an extra that he has, it was very sample to just ask the listing agent so not to waste my time neither his sending unnecessary contracts...
