I have used hard money as a sort of bridge to longer financing, for example to fix a place up and stabilize it then move to a 30 year fixed product, whether that be conventional or DSCR.I do not think hard money is a good long term option as it is expensive, and STR's are long term investments in my eyes.

I can't tell you how much better a video is than 20-50 pics, and it's easier to keep up with.Google your LLC, if your name comes up as the owner of the LLC, and you told them you were the property manager, nothing will happen-- you will lose credibility, but who cares... so the tenant knows you're a liar, doesn't mean they will move.

However at any given time liquidating these RE assets if your moving to cash is going to cost you 8 to 20%..  8% sales costs if nothing needs to be done and values are exactly what you state.. 20% or more discount if you have to rehab or market price softens at the time you have to sell..

My outstanding loan balance is 163K @ 3.5%I calculated that I'd clear 900/mo after expenses.I was planning to buy my new house for cash, but with the market where I'm moving/buying I'm having to go about 100K over what I was planning, so I'm taking out a 50K loan for that property.
