Good morning Melanie,I can't offer much from the "rehab crew" standpoint; however, I can tell you from a Lender's perspective (I'm Commercial, not Hard Money), outstate is scary.

We replaced it closer to the middle of the month & then they were "going" to pay rent.

We actually found a property this morning which we will go look at tomorrow but we are not 100% sure that we are running the numbers correctly when it comes to the expenses.

I know there is like a happy medium I am told where the market is not "too hot" but just the sweet middle ground?

Unlicensed brokers work against the seller trying to drive the price down so they can middle man the deal shaving off some profit in their pocket, and walk.

Good Morning - I'm refinancing 3 properties (SFHs) closing on Wednesday.

Open house yesterday a woman said she is in the middle of suing for 3 million and her attorney who she says is the best in the state is telling her in 1 month they will settle for 500k-1mil because who she is suing isn't going to want to take the case public etc.

In the middle option in terms of price and very accessible as I can adjust temperature through the app on my phone.Has anyone replaced their thermostats with a smart thermostat?
