Bonus - I love networking in Austin!

Not my sandbox at all, but interesting.I proposed a multifamily buy with a 12 month refi out +$60K bonus + interest on $400k but they just yawned.Wealth management firms may be a potential private money source for investors that play with large flips or other fast turns. 

As a bonus it's also only 15-20 minutes from the entertainment district in Arlington.

I imagine @Brian Burke is the correct.The answer probably revolves around the large bonus depreciation due to cost segregation in year 1 of a syndication.

Probably best not to count on appreciation in your numbers and if it happens then that’s just an added bonus.

BONUS- I know it will be a good and thorough job. 

If you don’t incur any or significant cost, the cost seg even for a SFH will yield good benefit because of new 100% bonus depreciation.

Is this bonus depreciation to be used in conjunction with current depreciation (1/27.5)?

I've seen quite a few properties and am doing my analysis to make an offer.For Context, there are two specific properties I am considering on an FHA (Pre-Approval Secured)1) A legal 3 Family with a "bonus unit", that is fully renovated, and all units are leasing at or very close to market rent.

Maybe it is a tax refund, or an inheritance, a bonus or raise at work... maybe one of those comes along?
