Over the last couple of weeks, I’ve grown an interest in real estate investing and I’ll love to gain knowledge on the subject.

The first couple of deals, we did a 60/40 split, with him getting 60% of the profit, because he was taking all the risk, and we didn't have a track record together. 

We get together on the last Thursday of every month to network and talk real estate over a couple of drinks.

But let's say it was on the up and up, there could be a couple different things here:  a) your inspector's opinion is just that--an opinion--and is on the picky side. 

I've made some not-much-over-asking-price offers on a couple "multiple offers received, highest and best due by ___" properties but never won any.
