my personal rule of thumb: $0-$1,000   1 or 2 estimates  $1,000-$10,000    3 estimates min.$10,000 +    5 estimates if possible with full break down of services Unfortunately I don't know of any contractors down there just wants to say Congratulations on your purchase!!!

I never hear of anyone going to certain title companies over others because of fees, its generally service based decision making. 

I have an option to buy a house for 290k with an ARV of 350-360.I have the funds in cash but was told I need to wait 6 months before I can refinance for the ARV and not for the purchase price I paid for it.Any suggestions on how to buy it with the option to refinace it right after??
