Single family, 576 sq. ft, 2 bed, no info on baths, houses to left and right look fairly well kept, near a high school and main street in city, looks like no one is living there (-tall grass, no cars in driveway). 

If the "Great Grad Student" decides to leave you want to be sure the person left on the lease can qualify. 

Get them to sign an agreement that they are gone, anything left in the property stays with you / the house so you hand over cash (film this) and your done.  

@John Catlett seller finance only works if the seller owns it free and clear or has very little left on a mortgage.

Getting alignment on early decisions and engagement with the lender took quite some time to get established - ultimately this led to some delays in closing.

I also have cash left over from that first refi that I have quintupled in other asset classes lol.

You could probably hire a handyman to do this.Lessons learned: I would have probably left some of the bigger pieces that were removed even if they wobbled a little when driven over.The hardscape guy had never done anything like this so we did not know if it would work.
