I prefer to have 1 LLC per property and a management LLC ( that I also own) recive all the rents ( and lease to the tenants) from each LLC.

Transparency is key, not all landlords are comfortable with this arrangement but many see the advantages of working with professionals who are able to maintain the properties at higher standards than with long term leases.

IF you want to buy a vacant property, move into it, and rent out your previous home, then you would need to be able to qualify for the payment of both mortgages unless you can provide the lender an executed lease on your property.
