I prefer to have 1 LLC per property and a management LLC ( that I also own)  recive all the rents ( and lease to the tenants) from each LLC.

Transparency is key, not all landlords are comfortable with this arrangement but many see the advantages of working with professionals who are able to maintain the properties at higher standards than with long term leases.

I am close to being under contract on a multifamily property which has a tenant with a lease until 2019.

The strategies include subject to, lease options, lease purchase, wraparound mortgage purchases, TICs, Shared Equity, and a few others .TIP  1 Be a reluctant Buyer.  

I am a landlord with a unique SFH rental in the SF bay area, I lease out (month to month) individual bedrooms and manage the property off site (I don't live there).

@Jay If she can work out a payment plan with her lien holders and if the HOA would allow subletting then I can see a lease option working out. 

Hello BP Community, I'm considering entering into a master lease deal for a property that needs renovations in several units.

The police called me this morning to let me know that a tenant (not on a lease) but living with someone who is on the lease, took his own life this morning with a gun. 

Or wait out the lease and give the required notice that you are not renewing.

IF you want to buy a vacant property, move into it, and rent out your previous home, then you would need to be able to qualify for the payment of both mortgages unless you can provide the lender an executed lease on your property.
