The simple fix is to include language in your lease that states any increase in utility usage due to a broken fixture that wasn't reported or improper use of a fixture will result in additional fees.

In fact the county is doing a study on it to see why it's so bad.

Busy right now studying, but as we discussed in my other post I am looking for something similar to learn and grow with others.

Study the current lease carefully, we have had two sellers who included phrases stating that the rent would remain at the same rate for the next 12 month term, or for a month to month lease after the current lease expired.  

I’m new to real estate as well, in process of studying for my license.

Also, should I do the feasibility study with them and then decide to either go normal stick built or with another modular company, anyone any input if that is a relatively easy switch?

Just study your neighbors.

Can language be written into a regular lease option agreement to address these things?
