I'm focusing on DIY projects and searching out the next killer deal that works with these interest rates, so when I refinance in the future, (5 year timeline is my bet) I'll be feeling great. 

I have been listening to the BP podcast and a few others for awhile now, trying to soak in all the knowledge.

They do a great job with basic questions but their knowledge, at times, can be limited.

I often hear great agents say they regularly hear "I would love to use you as my agent, but my neighbor's 19 year-old daughter that is working at Starbuck's just got her license, so I feel compelled to use her."

Anybody have knowledge or experience with this?

it does not go far in good ole SoCal.2) I'm in the camp of - don't buy Condos - less appreciation, HOAs, Etc...3) I would be reluctant to buy rentals in Cali right now with the squatting issue4) What do you think/feel about buying OOS in a better market?
