If you are legitimately trying to start a real estate business, I couldn't think of worse advice to give you.

Start with that, then if those don't work you can venture into the Hard money and all the other fun stuff.you can always consider bringing on a partner as well, you seem to be able to offer the time and research needed.

I am just starting out with my first single family home.  

It's not uncommon for certain tenants to tell you the rental is "perfect" and then start nit-picking once they occupy.

Being a land lord and collecting rent it seems to me will stay the #1 vehicle especially for folks just starting out.I created a very unique note investment back in 2012 and a few folks knocked me off.

I would love to see how to get started .from purchasing the land, permits,  and simple question for a newbe like what's the min acres you need to build...

Just curious to see how people in this community started when venturing into the land and new construction aspect of investing. 

We started investing in STRs here in 2009 and have helped many BP members do the same. 

Read your original post to a person who started this thread. 

We are planning to start our first few properties with cash so we don't get burned on hard money interest payments since it will be after work and weekends we are working on the project.
