I hope this post is ok.I want to say I am new to RE investing, but really I've been investing in REITs for close to 15 years, and over the past 2 years have been underwriting hard money loans (using Groundfloor).

I recently purchased my first investment property, a duplex, and am eventually planning on buying more when the time is right.

Investment deals are often a little more complicated than deals for a primary residence for reasons exactly like this situation. 

How much funding do you need, and what is your timeline for the investment?

Those who are doing both have found a way to systematize their real estate investing so that they have time to do the guru circuit as well.
