Prospects will confirm an appointment and still not show, so just be prepared for that.If you decide to manage on your own, as others have suggested, you should definitely become well educated in your local landlord-tenant law, Fair Housing Law, etc.  

@Gregory Brown I was curious about the same thing, I actually made an appointment with my realtor and he is going to walk me through what exactly analyzing a deal would look like.

Just search the internet for a free, downloadable one that fits your needs. 

I have no reason other than to help you, yet still your feelings are hurt because you didn't like the tone in an Internet forum.

I can be in the MLS, click right on the online appointment schedule and set myself up with an appointment and be looking at the property in often 1/2 hour.
