Hi Guys,I am currently under contract with a medical office space in Houston.

I like Temple as an investment....the University has been investing in their own area, plus they expanded their medical school and the center city area has been in developing in that direction, plus Avenue of the Arts is seeing some incredible growth.  

I joined BP about 18 months ago while medically recovering and I still have not made my niche selection.  

Office retail: extra offices bathroom, medical: plumbing electrical handicap parking, offices etc

For 10k sf we have a 15 year solid offer from a publicly traded medical company.

I am in the medical field, and my father in law is more or less a contractor who now specializes in speciality carpentry work.

He owns a commercial brokerage in the DFW market - has leased up/sold quite a few shopping centers/restaurants, medical, retail strip, etc you name it.  

I have had to develop payment plans with a tenant with unexpected medical expenses that came before rent.

The story is the owner passed away 2 years ago and has medical bill that he could not pay for in which he signed his house over to the hospital or the creditor.

It might help to get a more accurate opinion on costs if you mention what type of medical practice would be utilizing the space, i.e. if there is anything in particular that you need to have the space accommodate like procedures, x-ray, gas lines, etc.
