Gree units are less expensive (initial capital layout) than, Mitsubishi, Fujitsu (20-25%) or even Daikin.  

I have verified they do a good job and had positive reviews about them even here on BP.

Initially we put the first one on the market, it sold within 2 days at $190K to a buyer with an FHA loan.

Initial offering prices are dropping (slightly) in this range and houses are on the market longer.Observation 3. 

We've learned the hard way for sure on the larger house, but I definitely wouldn't shy away from single family home as an initial investment.

I can ask to see their visa to verify that they are eligible to live in the US for the duration of the lease and I can require documentation of proof of income or ability to pay rent that meets my criteria. 

We are giving each other a 5 year commitment; at which time each partner can ask to be bought out of his 50%, either by the initial partner or by somebody else, or the partners can agree to sell the property and cash out 50/50 on any profits.

I’m looking into building a smaller multi family apartment complex and I’d like to do a market feasibility analysis to verify which surrounding city might be the best option to build in. 

Then after that my goal is to eventually get a building for rental purposes with multiple units but I would start with a duplex after the initial flip.
