The work you've done will help justify the higher value.Not saying its impossible you've found such a deal. 

Impossible to advise, certainly a cost issue, but also the level of security isn't known.

I didnt think it was impossible, it just sounded really strange, but I can see how it might be useful in certain situations.

It is extremely difficult, if not impossible, to find bank or reasonable credit without a W-2 (my situation, maybe not yours) and financing real estate investments, even with a W-2 can be challenging.   

However, I think it's near impossible to be able to deploy all the funds I have because the deals are near impossible to find.  

I seriously thought that was statistically impossible.
