If you have such a default clause, you may have some ability to fine the tenant, and then add rules for animals from that point on.Perhaps the current contract needs to be closed.

If the work wasn't done to code, you could end up paying repair costs, building code fines, and suffering loss of rental income, since some jurisdictions don't allow you to collect rent until the building's defects are cured.

Most people just think of the payment going up and its scares the heck out of them so they will emotionally pick the 30 year fixed however the 5/1 ARM if used strategically with a couple contingency plans like rent, sell, lease option, refinance, etc then you'll be fine as long as you're okay with your contingency plans.Its always better to make decisions logically and pragmatically than emotionally which leads to doom most of the time.

I think it is fine to start big as long as you have a good property manager and a real estate agent with some good experience on multifamily (5+).

Fine at the higher end, when it's comparable to other units, better make sure the rooms are square as the eye picks up the imperfections much quicker running an angle to an intersecting plane, especially in in an empty room. :)
