How will you defend yourself against a charge of taking a net listing, which is illegal in almost all states?

From what i know about our neighborhood, they should have good equity in their home now to make this transaction profitable. 

You can't enforce a clause in a lease that is an illegal clause.

Unfortunately it's illegal.

@Paul Sandhu There are normally 2 Realtors in a transaction-  listing agent works for the seller, a buyer's agent works for the buyer.

So, until you gain more experience/transactions (licensed or not) you may not be doing yourself justice by representing yourself.Otherwise, yes if you can afford the ~$2k to maybe $3k in annual dues and fees, there can be a benefit to it. 

Unfortunately, it was already ruled illegal in July by the US Supreme Court and our "leader" decided to ignore the Constitution and extend it again.

They are loosing the middle and upper middle class and gaining the wealthy and the homeless/illegal population.

I do like the idea of moving it away except for on days its being picked up....but trash, especially in highly populated areas, is always an issue, if its not the dumpster its going to be illegal dumping or something else.
