Long term holds (BRRRR), wholesale or fix and flip (money today), vacation rentals?

Buy and Hold?

My interest is in building wealth through eventual buy and holds, but still working on the savings end of it all.

@John Dehn I like your idea of offering it as a closing credit, even if you aren't responsible for the charges, if you want them to buy the property that could be a good incentive to move forward with the purchase, it may seem insignificant relative to the purchase price, but small psychological things like that can have an impact on people's decision making. 

We have flirted with the idea of section 8 tenants, but are leaning towards a more traditional long term rental plan.

He asked me for numbers, but I have no idea what would be equitable for something like this.

Build with my proven formula or hold onto my money and wait?

As a buyer and you use a hard money loan to purchase and rehab a home the lender should issue a 1098 just as any other mortgage lender holding claim to the title correct?  

That said, I think Cullman and Foley were much better ideas for appreciation plays.
